Commercial Roof Repair: Where to Start?

Posted on February 28th, 2022 by Applied Roofing Services

Generally, a roof will last for at least ten years. However, some commercial roofs may need repairs or replacements ahead of time due to natural wear and tear, over-exposure to harsh elements, low-quality roofing materials used, and lack of maintenance.

When it is time to repair your roof, knowing what to do and where to start are essential to have successful roof repairs.

How to Prepare for a Commercial Roof Repair

Follow these steps to prepare for a commercial roof repair

  • Review Your State Building Rules

Every state has specific building codes that may require you to get legal consent before performing commercial roof repairs. To obtain a permit, you must specify the area to be restored and the type of repairs to be performed.

You must also be aware of laws that include special provisions. For example, a legal permit may not be required if the roof repair is intended to replace a few roof tiles or shingles. Therefore, check your state laws and act accordingly.

  • Call For a Roof Inspection

You can request a roofing contractor to perform an initial inspection to assess the repairs needed and prepare a proposal with estimated cost and timeline accordingly.

  • Get the Budget Approval

Forward the project proposal to your company’s board members and get approval from them. If you run a small/startup business, you can discuss with your accountant to determine how much you can afford for the project.

  • Schedule a Roof Repair

After getting the approval, schedule a commercial roof leak repair at a time most convenient for you. It is recommended to schedule a roof repair during summer and spring while avoiding winter and rainy seasons to mitigate the risk of accidents and delays.

How to Find a Reputable Roofing Contractor

You can compare contractors to contractors to settle with the one that provides high-quality services with a customized approach while ensuring warranties.

For finding a reputable contractor, you should consider

  • Experience and Expertise

Hire an experienced roofing contractor with a good performance track record. They know the correct methods to identify roof damage and will adhere to safety precautions and manufacturers’ recommendations while performing the job. You can also read their reviews and testimonials to learn about their expertise and customer service.

  • Warranties

Some roofing contractors will offer warranties for their roofing systems. This will prevent you from paying out-of-pocket for repairs and damages that occur within the warranty period.

  • Liability Insurance

Some contractors will come with liability insurance coverage to pay for the unfortunate injuries or property damage caused by you or your visitors because of their operations, tools/equipment, or employees.

Three Roofing Options for Flat Roofs

Posted on January 24th, 2022 by Applied Roofing Services

One of the reasons flat roofs are so famous is that they are a cost-effective roofing solution for businesses. Solar panels, air conditioning systems, or lush rooftop gardens can be installed on them. However, before you choose an expert flat roof repair and maintenance firm, you need to think about which sort of flat roof is appropriate for your needs.

Here is a list of the different options for flat roofs.

1. PVC Membrane

PVC membranes are a modern, high-performance roofing material. They are made of a scrim, which is a continuous filament lattice bonded with UV-resistant PVC thermoplastic. There are quite a few benefits of PVC membrane as your flat roof covering option, which include:

  • Being fire resistant and will not sustain flame when the source of fire is removed. Many environmental toxins are produced by combustion, particularly incomplete combustion. A non-flammable roof membrane, like PVC, is less likely to release potentially dangerous compounds than a combustible roofing material.
  • Flexible and can be easily customized.
  • PVC membranes are heat-weldable, resulting in robust and dependable seams.
  • Highly chemical-resistant.

2. Single Ply EPDM

EPDM (Ethylene Propylene Diene Monomer) is a synthetic rubber made from oil and natural gas. It is comparable to PVC in that it is a single-ply material. However, EPDM is a rubber compound rather than a plastic. EPDM systems are extremely durable and have earned a reputation for being so.

Benefits of EPDM include:

  • Extreme durability and long life expectancy.
  • Cheap and quick to install compared to other roofing materials.
  • Environmentally friendly since it is mostly made out of recycled material.

3. Spray –Applied Roof Coating

Spray-applied roof coating is a system where silicone is specifically coated for your roof. In this option, silicone is sprayed seamlessly, and can resist water ponding, and has reflective properties. It also has other benefits like:

  • Simple application since you only need to spray it on your roof.
  • Seamless
  • Easier to repair.

Roof Replacement Vs. Re-Roofing: How to Know What Is Best for Your Roof

Posted on January 22nd, 2021 by Applied Roofing Services

When your roof starts showing signs of damage, it can be difficult to determine whether roof replacement or re-roofing would be more appropriate. Read on to learn which option is best for you.

Roof Replacement Vs. Re-Roofing

What Does Roof Replacement Mean?

Roof replacement is entirely replacing your existing roof and can be done at any time. While re-roofing offers temporary respite, roof replacement is a long-term solution to fix your roofing issues.

When Should Roof Replacements  Be Done?

Roof replacement is your go-to option if:

  • You are having issues with your roof deck
  • Your roof and shingles are in poor condition

What Does Re-Roofing Mean?

Re-roofing is the process of layering new shingles over existing ones and can only be done once during your roof’s lifetime. Re-roofing should be done on your entire roof rather than on a small portion. Although less expensive than roof replacement, re-roofing is only a specific solution for certain circumstances.

When Can Re-roofing Be a Good Idea?

Re-roofing is a great option if your roof:

  • Is nearing the end of its lifespan but is still in good shape.
  • Has minor issues or leaks, but no soggy or missing shingles, major water damage, or extensive moss or mildew growth.

What Are the Benefits of Re-Roofing?

  • Offers additional protection without the need for major roof repairs.
  • Restores your roof’s look, thus improving your building’s curbside appeal and aesthetics.
  • Quick and easy process.
  • Costs less than roof replacement.

Also Read – How to Be Prepared for Commercial Roofing Issues This Winter

How Long Does a Re-Roof Last?

Re-roofing depends on the roofing material.

  • Copper, slate, and tile roofs can last more than 50 years
  • Wood shingle roofs can last up to 30 years
  • Fiber cement shingles can last for 25 years
  • Asphalt shingles or composition roofs can last for about 20 years

Is Re-Roofing Right for Your Roof?

Deciding whether to replace your roof or re-roof it depends on your roof’s age, condition, shape, and the extent of the damage. Re-roofing does not suit every roof as using this method on a seriously damaged roof would temporarily cover up the issues, but can lead to extensive damages in the future. On the other hand, roof replacement may cost more, but helps in the long run by fixing the issues instead of covering them up.

Schedule an appointment with a roof replacement company to evaluate your roof and determine the best available option. The professional roofing contractor will check your roof for any significant damages that need to be fixed immediately.

Are you looking for the best commercial roofing company in California for roof replacement services? Contact Applied Roofing Services today to get comprehensive commercial roofing solutions at an affordable cost. Call us today at 714-632-8418 or get a quote online.

Signs of Storm Damage to Your Roof: What You Should Know

Posted on July 16th, 2020 by Applied Roofing Services

Even though roofs are designed to withstand damage due to elements, intense storms can significantly damage your roof. There are certain signs you need to look out for when storm damage happens to your roof.

Sign of Storm Damage to Roof

Types of Storm Damage to Your Roof

There are three main types of storm damage that can happen to your roof.

Wind Damage

Intense winds that blow at a speed of more than 50 miles per hour can cause missing shingles, visible granule loss, evident water infiltration, and loose debris.

Hail and Snow Damage

Hail and snow damage can also lead to missing shingles. Also, they can cause broken or clogged gutters and downspouts and ice dams. Ice dams develop when snowmelt freeze on the eaves of the roof.

Water Damage

Some of the main signs of water damage caused by a storm are visible attic issues and moisture. Not only that, after a storm, you may also have to deal with damages to roof supports or accents.

What Counts as Storm Damage?

Several factors are to be considered before your roof can be said to have storm damage. For example, whether a storm actually hit the roof and how intense was the blow. Keep in mind that if the roof was already in poor condition during the storm, it wouldn’t be considered storm damage.

What Does Wind Damage on a Roof Look Like?

Some of the major signs of wind damage on a roof are chimney issues, missing or loose shingles, granule loss, peeling or curling shingles, damaged fascia or soffit, and indoor leaks. In case your area is hit with high winds, you may also see tree branches over your roof, causing significant damage to it.

What to Do if the Roof Is Leaking During Storm

If you find your roof leaking during a storm, the first thing you need to do is find the exact location of the leak. Place a bucket or container underneath the leak to catch the water. Examine the walls, ceiling, cabinets, and flooring affected and take pictures of the damaged items and areas. This will help you with insurance claims

Emergency Roof Leak: Why Spray Foam Roofing is the Quickest Solution

Posted on May 27th, 2020 by Applied Roofing Services

Roofs are made strong so that they can withstand multiple storms. However, they will wear down over time, and you may have to deal with an emergency roof leak problem.

Crucial Signs You Need Emergency Roof Leak Repair

When your roof starts to leak, here are some crucial signs to look out for:

  • Water puddles on the floor
  • Dripping and discoloring of the internal ceilings
  • Moistened and paint-peeled walls
  • Multiple leak spots
  • Substantial external roof damage

If you see any of these signs in your roof, you might need a professional roofing contractor for an emergency roof leak repair.

How Do I Stop My Roof from Leaking in Heavy Rain?

If your roof suddenly begins to leak during a heavy rainstorm, you can either go for emergency roof patching or an emergency roof cover to tackle the unexpected situations.

You can make a temporary patch with a piece of plywood or shingle and roofing tar. For this tactic, go to your attic and trowel the roofing tar into the leaking portion of the roof using a putty knife. Now push the plywood or shingle into the tar and trowel some more roofing tar around the patches’ sides.

If you don’t have access to your attic and cannot find the exact location of the leak, you can try an emergency roof cover. With this method, use a 4-foot roll of 6-mil polyethylene plastic and place it over the top of your roof.

Spray Foam Roofing: An Overview

Spray polyurethane foam is a material that’s sprayed as a liquid and expands into a foam that creates a solid layer across a roof. It’s usually applied to form a thickness of 1-2 inches. As UV rays can damage the spray foam coating, applying two thin layers of silicone coating over the foam will protect it from the damaging UV rays. To further increase its strength, you can also add granules into the top coating.

Why Is Spray Foam Roofing a Quick Way to Fix Emergency Roof Leaks?

The first reason why the spray foam roofing is considered a quick fix is that there are no materials other than the spray that you need to bring onto the roof. Secondly, the spray foam is much simpler to apply since there is no need to use rubber sheets or nails. Lastly, there is no need to custom cut the roofing materials to fit correctly around the penetration.

How Long Will the Emergency Repair Last?

After installation, an emergency roof repair can last up to one year. However, if the quality of the roof’s surface is in poor condition, then the spray foam can deteriorate much quicker. Therefore, always make sure the surface is in good condition before applying the foam.

What Are the Factors That Affect the Cost of a Roof Repair?

Posted on April 10th, 2019 by Applied Roofing Services

Roof repair can be a lengthy and expensive process. It is crucial to hire an experienced roofing contractor to get your roof repair done. The cost of a roof repair varies depending on the degree of repair needed and several other factors. The roofing contractors assess the damage to your roof from both outside and inside of the house before they give you an estimate.

Cost of a Roof Repair

Here are the five factors that affect the roof repair cost:

  1. The Type of Your Roof

Roof types affect repair costs. Roofs can be high or low pitch, shingled or tile, and flat or sloped. Roofing materials can influence the repair cost as they vary for each roof type. Some roof types require more materials and labor.

  2. The Size of Roof Repairs

The size of the roof repair determines the cost of a roof repair. The price is generally determined by the roof’s square footage which is typically a 10-foot square area. You will be charged for a square of shingles even if your repair is smaller than 10 feet, as shingles are generally sold by the square.

  3. Roof Repair Permits

Roof repairs require permits. Where you live can influence the roof repairing costs. The cost of the permit varies depending on the value and size of your home. Some areas have flat rates while the cost of the permit in some areas is determined based on the location and extent of the repair needed.

  4. Chimneys and Skylights

Unique rooftop elements including chimneys and skylights can raise the price of a roof repair. At times, you may need to replace the rooftop elements. You must ask your roofing contractor to check them for leaks or damage while evaluating the shingles. Your roofer will need to fix the flashing around the elements even if they do not need to be replaced. This increases labor cost.

  5. Water Damage

A home structure can be damaged by water. A roofing contractor removes the shingles and checks the decking underneath to look for any signs of water damage. Fixing water damage can be costly and may raise your final cost. It’s important to assess water damage because you might need to replace the entire roof.

It’s recommended to get a roof repair quote from roofing contractors.

How to Detect and Repair a Leaking Roof

Posted on August 29th, 2018 by Applied Roofing Services

Fixing a leaky roof is not a job for the common homeowner. Unless you have the proper training, tools and safety knowledge, it’s best to hire an experienced and licensed roofing expert to make sure the job is done correctly. But you can still check for leaks. Here’s what to expect when you do a roof leak inspection before deciding on a roof leak repair specialist.

Repair a Leaking Roof

How Roof Leaks Become Problems

Roof leaks can develop from multiple scenarios, such as severe weather that leads to damaged or missing shingles. Sometimes water leaks originate from loose flashings around vents and chimneys. After penetrating the roofing, water can cause damage as it flows through sheathing, rafters and ultimately ceilings. Water can cause further damage to furniture and carpeting.

Searching for Roof Leaks

The first place to check for a roof leak is in the attic, bring a flashlight for better visibility. Be careful to watch your step so that you are only walking on secure framing, as certain types of ceilings are not designed to support the weight of a person. Study the framing for wetness, stains, watermarks, and wood discoloration. Look for cracks in the roof where sunlight shines through. Keep in mind that even overlapping shingles may allow water to seep in.

One of the keys to preventing high maintenance costs is to keep the attic dry and free of moisture. If you detect any dripping, put a bucket on the floor to keep the water from spreading and causing damage. If you detect a leak but cannot find where it is coming from, wait for dry weather and then conduct a water test in which someone sprays water on the roof at various levels, while another uses a bucket to catch the water internally and searches for leaks with a strong flashlight.

Roof Leak Repair

Once you find leaks, it’s best to document them either with chalk or write down where they are, which will save time on professional roof leak repair. The methods used for repair will depend on your roofing materials and how the roof was built. In general, fixing a roof leak usually involves covering the leak with heavy polyethylene sheeting or metal flashing.

Make sure you are dealing with a roofing repair specialist who is licensed, certified, insured, and bonded. Using unskilled labor leads to unreliable results and may even void a warranty. Getting your roof inspected annually will help prevent future leaks.

Roof Restoration Restores Your Roof at a Reasonable Cost

Posted on May 29th, 2018 by Applied Roofing Services

There are three main options when it comes to fixing your roof. Total replacement, roof repair, and roof restoration. Totally replacing your roof can be costly, while repairs are best suited when only a small portion of the roof has been damaged. Roof restoration can save you both time and money, especially if the roof is relatively new.

Roof Restoration

When Is Roof Restoration a Better Option than Replacement?

Most roofs can last up to 20 years if properly maintained. If your roof span has more than five years or more before it will need to be replaced, restoration is a sensible option. A roof that is constantly exposed to strong sunlight is also a good candidate for restoration.

Another reason for restoration is if you plan on selling your home in the near future.

What Is Involved in the Roof Restoration Process?

During a roof restoration project, the first step is to clean the roof, removing any moss, lichens, or mold. If you have a metal rook you need to look closely and remove any rust that may be present. Closely check any seams, fasteners or flashing and apply a sealant, if necessary. If you notice any areas where repairs need to be made, they must be completed before you finish the restoration.

The final step is to apply the desired coating. Examples include silicone-based coatings, acrylic, and asphalt emulsion.

What Are the Advantages of Roof Restoration?

Roof restoration offers many advantages over and above just saving you money. Restorations take less time and are more convenient. When a reflective coating is used, a restoration can actually lower your heating and cooling bills.

Restoring a roof also reduces the amount of materials you use in the process.

Roof restoration is a great idea when you don’t need a new roof, but repairs won’t really solve your problem. Discuss your options with an independent roofing contractor so that you know all of your options. They can offer advice on what type of coating will work best and inspect your roof so that you know all of the necessary repairs are taken care of before you start the project.

5 Tips to Repair Leaks in Your Roof

Posted on February 27th, 2018 by Applied Roofing Services

When attempting to repair a roof leak, the following tips will help you fix the leak and prevent further damage to the roof and interior of the home. It is important to find and repair the leak as quickly as possible so the wood and other materials near the leak do not rot or become moldy.

Read on to know about some commonly asked questions on roof leak repair.

Roof Leak Repair

How Can You Find Roof Leaks?

Roof leak repair is normally easier than tracking one down because it develops away from the location where it appears. A leaky roof can manifest itself into wet stains that may extend all over your ceilings or travel down your walls. Roof repair requires proper leak detection and based on the specific issues you can fix the same either on your own or hire professional roofing services. Here are some tips to find roof leaks:

  • A detailed inspection of the exterior roof, as well as a close review of the interior of the attic, will help you detect the location of the leak.

  • Think where water could course or pass through; detect loose nails, examine tiles, and look for an opening between your hardwoods for indication.

  • Search for causes of a leak like holes, cracks, and gaps in daylight, as external light will then transmit properly to help detect them easily. You can also make use of a bright flashlight.

  • Observe the ceiling or the walls for watermarks and analyze the source from there.

How Can You Find Difficult Roof Leaks?

  • At the time or soon after a heavy rain, get inside the attic with a flashlight carefully avoiding stepping through the ceiling. During the lack of rainfall, completely wet down the roof to develop a man-made leak.

  • Analyze the roof decking and rafters above the point where the ceiling is wet in the attic.

  • Observe any water stains or wet spots up the rafters or roof decking to their highest point.

  • Evaluate down from the rooftop to the utmost position of the leak and including gable edge to the leak.

  • In case of the dry roof, climb the roof and assign the measurements to the roof letting any overhang on the roof boundary.

  • Analyze the roofing closely for a leak mark at the position you measured.

  • If the source of the leak isn’t visible, proceed to search higher up on the roof, as water can travel down behind the shingles prior to appearing in the attic decking or rafters.

What Are the Solutions for a Small Roof Leak?

Once you have detected the source of your leak, it’s advisable to fix it as soon as possible before it gets any worse. While some repairs demand professional help, others can be handled through your simple DIY skills.

  • Tiny holes in a plane roof can be fixed by patching with a specific type of primer and patching system.

  • Repair an asphalt shingles because a damaged shingle can cause rains to penetrate close to the nails that can lead to damaging of your house.

  • Laminated roofing shingles are broader than regular asphalt and may need longer nails or fastener to provide complete security.

  • Repair a leak in flashing because leaks can be found to occur where flashing has been badly set up or has failed.

  • Regular pruning of the protruding tree branches will also help keep the roof free of debris while maintaining your gutter’s cleanliness.

  • You can easily repair walls and dormers that are weather-stripped and replace them if needed. For cracked, rotten or missing siding, substituting with a new piece is advised.

Do Home Insurance Cover Roof Leaks?

In certain instances, home insurance covers the cost of roof repairs like the blowing away of shingles due to a wind storm or destruction of your roof by a heavy snowstorm. This implies that if the damage occurs due to an unavoidable event, you’re normally covered. You won’t be covered if the casualty is an outcome of neglect. That means you’ve either ignored to conduct proper roof maintenance or the impairment could have been prevented with better care, thus ruling out the possibility of insurance coverage.

Be Wary of “Storm Chaser” Fraud

Posted on September 21st, 2017 by Applied Roofing Services

After a storm or natural disaster, many people come outside to see damage to the roofs of their homes. This is often followed by several individuals knocking on your door offering to fix your roof. While it can seem like a convenient option, there are many reasons not to trust these "storm chasers" with one of the most important structures on your home.

Storm

What is a "storm chaser"?

Storm chasers are unlicensed individuals who take advantage of people after a storm has damaged many local families’ homes. They will drive through neighborhoods and knock on doors where they see that the home has been damaged. Some will leave flyers with a phone number and either no name or a fake company name. There will rarely, if ever, be any information about licensing, insurance or an address for the company.

It is easy to be taken in by these fly-by-night operations. They often show up before the homeowner has a chance to get estimates from legitimate companies in the area. Additionally, they will often promise rates that are far less expensive than what professional roofers may charge.

The problem is, a homeowner who chooses one of these companies has few protections. If your contractors do substandard work, there is no licensing board that can take them to task. If they damage your home, there is no insurance fund that can ensure that you are compensated for your losses.

Worst of all, if they leave without completing the job, you have nowhere to turn to recover your lost money. These individuals will often ask for at least half of their money up front. When they leave town, sometimes without ever showing up for one day of the job, you are out the cash and still have a storm damaged roof.

Finding a Qualified Roofer

To ensure that your home is repaired quickly and correctly, it is important to choose a professional and qualified company for the job. A few ways to make sure that your roofing company is legit:

  • Never do business with someone who comes to you. Legitimate roofing companies do not need to canvas neighborhoods looking for customers.

  • Ask for a physical address. If someone one wants to work on your roof, you need to know where to find them if there is a problem.

  • Ask about licensing and insurance. Many states license roofers and require that they carry insurance. Your roofing company should be able to tell you about local requirements and how they have fulfilled them. If you’re selling in the future, the last thing you’ll want is for an unpermitted repair to be discovered in an inspection that hinders the sale.

  • Ask for references. The roof of your home is one of its most important features. Make sure that the person who you work with has a track record full of satisfied customers.

Protecting Your Home and Your Future

Roofing repair may be an investment, but it’s one of those areas where acting soon is a good idea — the cost of damages due to a damaged roof can really add up. A qualified professional roofer can do the job right to ensure that pests and the elements cannot get inside. By taking a cautious route, you can ensure that all problems are addressed and that your home is protected from further damage.
