Why Single-Ply Roofing Systems Are Ideal for Commercial Buildings

Posted on February 18th, 2020 by Applied Roofing Services

The roof of a commercial building is one of its most important structural elements. Before you invest in commercial roofing systems, you must know the pros and cons of different types of roofing systems. Here is some essential information on single-ply roofing systems.

What is Single-Ply Roofing?

Single-Ply roofing is generally used for flat and low-sloped buildings. Single-Ply roofing is made of flexible sheets of compounded plastic-derived materials. These sheets are more flexible, reliable, and durable when compared to traditional roofing solutions.

Types of Single-Ply Commercial Roofing

There are mainly two types of single-ply commercial roofing.

  • TPO (Thermoplastic Polyolefin) Single-Ply Roofing System
  • TPO single-ply roofing systems consist of a single layer of synthetics and reinforcing scrim. They have natural reflective surfaces that can reflect UV rays. It has a natural white color.

  • EPDM (Ethylene Propylene Diene Terpolymer) Single-Ply Roofing System
  • EPDM single-ply roofing systems are made up of a flexible synthetic rubber compound. If you are using EPDM for your commercial building, you get to choose a black or white color in different thicknesses, unlike TPO, which is available only in white color. Using a darker shade for your roof is helpful in colder weather as they can retain heat.

Advantages of Single-Ply Roofing

There are numerous benefits of installing a single-ply roofing system. Some include:

  • Over 50 years of proven track record
  • Different application methods
  • Class A fire-rated
  • Choice of color (white or black) for UV reflection or heat retention
  • High-tensile-strength
  • Easy to install

Single-Ply Roofing Maintenance

To ensure maximum life for your single-ply roofing system, make sure to examine it periodically. Check for loose terminations and ensure that seams are intact. Also, there should be no punctures in the flashings or field membrane. Ideally, such maintenance inspections should be made at least twice a year. It is also advised to check your roofing system after every major storm so that any small issues can be identified and dealt with before they become a significant problem.

Installation & Performance of Single-Ply Membrane Commercial Roofing

Posted on September 30th, 2019 by Applied Roofing Services

The single-ply membrane is a flexible sheet of compounded plastic-derived material, which is used to protect and cover low-sloped and flat buildings. It is one of the most reliable options for commercial roofing.

Types of Single-Ply Membrane Commercial Roofing

The two main types of single-ply membrane commercial roofing include:

  • TPO

Thermoplastic Polyolefin (TPO) is one of the most sought-after commercial roofing systems. It is designed with a single layer of reinforcing scrim and synthetics, which is used to protect flat roofs. It can effectively reflect UV rays.

  • EPDM

Ethylene Propylene Diene Monomer (EPDM) is made of a flexible, synthetic rubber compound. This roofing membrane comes in black or white with different thickness levels. It retains heat and keeps your facility warmer during cooler weather.

How Single-Ply Membrane Roofing Is Installed?

Your roofing contractor will begin the installation process by removing or cleaning the existing roof. Then, the insulation layers are installed over the roof. A cover board is attached to the single-ply membrane in any one of the three ways:

  • Chemically adhered
  • Ballasted
  • Mechanically Fastened

Both TPO and EPDM single-ply membranes are designed as sheets. Your contractors will just roll out the sheets on your roof.

Advantages of Single-Ply Membrane Roofing

The single-ply membrane commercial roofing system provides exceptional benefits , which include:

  • Proven performance
  • Easy and quick installation
  • High-tensile strength
  • Fire-Resistant
  • Cost-effective
  • Highly durable

Disadvantages of Single-Ply Membrane Roofing

The advantages of a single-ply membrane roofing system outweigh its disadvantages. However, you should remember a few things:

  • UV rays can degrade the adhesives
  • The membrane can be easily punctured
  • TPO membrane tends to get cracked and become brittle, and EPDM membrane shrinks over time.
  • The membrane may be vulnerable to leaks

Single-Ply Membrane Roofing Maintenance

The single-ply membrane roofing system does not require much maintenance. If required, you can install:

  • New SPF roofing system
  • New silicone restoration membrane

Repairing Your Single-Ply Membrane Roofing System

It is recommended to get your single-ply membrane roofing system repaired at regular intervals. The membrane is vulnerable to leaks and punctures, so scheduling regular repairs will help you keep your insulation in the best condition.

During the repair session, your roofing contractor will:

  • Clean the surrounding area
  • Repair the puncture
  • Prime the area with a bonding adhesive
  • Use a hot-air gun or adhesive to bond the new piece of membrane over the roof

What Is Single Ply Roofing: Know the Basics

Posted on December 26th, 2016 by Applied Roofing Services

With the availability of a wide range of products in commercial and residential roofing industries, the type of roofing material one has to go with usually depends upon the specification of that particular project. Apart from all the other materials, single ply roofing has been increasingly high in demand for the past 30 years due to its competitive price, strength, ease of installation, durability and the flexibility of the material.

Single ply roofing is generally used for commercial purposes. These are compounded synthetic material manufactured under strict supervision in factories to maintain the quality.

Which Products Are Considered Single Ply?
Single ply roofing has different options available in the market. But there are mainly three types of membranes categorized as single ply membranes.

Thermosets
These are blended from rubber polymers. EPDM is most commonly used thermoset polymer (referred as “rubber roofing”). Hypalon is another unique material because it’s produced as a thermoplastic, but as it cures over time and it turns into a thermoset. The proven ability to protect property from the dangerous effects of sunlight and other widespread chemicals on the roof, thermosets are really successful as roofing materials.

Thermoplastics
Thermoplastic membranes are made from plastic polymers. PVC (polyvinyl chloride) and TPO (thermoplastic polyolefin) are most common thermoplastic membranes. These materials are really flexible because they are made with certain ingredients known as plasticizers. A number of different products in this category are available, each having its own unique formula.

Modified Bitumens
These are hybrid membranes that incorporate the advanced technological formulations and prefabrication advantages of single ply. These also use some traditional installation techniques that were used in built-up-roofing. These materials are layers of asphalt, “modified” using a plastic or rubber ingredient for flexibility, and combined with a reinforcement for added stability and strength.

Which Type of Single Ply Membrane Should You Use?
Building height, wind exposure, anticipated roof traffic, aesthetics, and cost are some important factors which you should keep in mind before going for any single ply membrane. Check track records and reputation of certified roofing contractors before investing your money.

Single Ply Roofing Installation Methods
Single ply membranes can be installed fully adhered, held down with ballast or mechanically attached. This roofing does not require surfacing. Sometimes, combination of attachment methods are used to secure a roof system. In full adhered systems, you are fully dependent on the substrate you are attaching the membrane to hold the roof. Ballasted system is applied over a loosely laid roof and has low installation cost as compared to other installation methods. While considering the fastening method, you have to be careful when dealing with very lightweight decks.

Why Single Ply Roofing?
Though we have lots of other materials available for roofing, single ply is best of them. It’s because of its light colored, reflective roof surface that offers the occupants significant reduction in energy and even have the potential to downsize HVAC (Heating, ventilation, and air conditioning). They also offer lightweight solutions to accommodate the unconventional roof designs of modern architecture.
